E-Mail Advertising
**For clients and perspective clients who gave us their e-mail addresses, we will send out monthly blasts, using Constant Contact, to notify them of any specials or other newsworthy items concerning the rental.

Print Advertising
**Design and printing of full color brochures and flyers for rentals
**For clients and perspective clients who gave us their addresses, we will send out full color professional newsletters each quarter to notify them of any specials or other newsworthy items concerning the rental.
**Circulation of Brochures and flyers throughout our high-traffic tourist information magazine rack network
**Keep the Chamber(s) supplied with brochures to provide for prime representation at Sport Shows in Wisconsin, Iowa, Illinois and Minnesota.

**Note:  For the two items above that are followed by (**see note below), the rental owner will be required to pay 50% of the cost of that item.  The cost of the rest of the items is included in the rental service fee.

Rental Services
Morning of arrival
**Inspect home for cleanliness if not rented back to back, ie. spiders in shower, light dusting if needed, run water to clear rust
**Adjust temperature, turn up water heater
**Prepare final invoice
**Place welcome letter along with up to date visitor information, events, maps, etc
**Leave door open and keys on entry table

Evening of arrival
**Introduce ourselves to guests
**Answer any questions they might have about boats, guides, fishing, restaurants, special events, what to do with trash, etc.
**Collect final payment

During their stay
**We will be available.. to respond to noise concerns, clogged fixtures, chirping smoke detectors, broken piers, boat issues, smells, and any other concerns the clients may have
**Remove trash, fish debris from premises  This allows somewhat of an inspection from the outside of the property to make sure all is well
**Conduct public relations.. Double check to make sure their needs are meet, make sure that their expectations are met

Upon departure
**Clean rental
**Sweep grounds to remove any litter or other debris
**Pick-up and deliver fresh laundry
**Remove all trash from premises
**Sweep deck/wipe patio furniture
**Report to owner any problems

Other Rental Services
**Boat and Motor rentals - We will offer pontoon boats, fishing boats, canoes, kayaks and motor rentals to your guests and will have them delivered to your pier clean and ready for their use upon their arrival.  We will not rent jet-skis.
**Fishing Guides - We will offer your guests fishing guide services at a special price for their use during their stay

General
**Submit State of Wisconsin taxes monthly
**Submit Room Tax to the Town quarterly
**Issue 1099 to Owner annually
**Maintain Internet advertising
**Maintain the brochure(s)
**On the constant look-out to find new effective ways to market the rental
**Ever mindful that we work for the owner and are under their direction
**Keep the Chamber(s) supplied with brochures to provide for prime representation at Sport Shows in Wisconsin, Iowa, Illinois and Minnesota.
**Property will be inspected actively: weekly or after a storm or during windy periods or very cold spells to attempt a prompt response to any damage that may have occurred as a result.
**Provide assistance to the owner as needed
